Design & Construction
In addition to providing an outline brief and a fee quotation, we like to offer new clients an ideas or design consultation. This usually takes several hours and provides initial direction and an architectural overview without commitment or significant design fees.
We have come across many people who have regretted work that they have done to their property because they weren’t able to consider the wider picture, didn’t know what was possible, or have been sold a scheme that didn’t truly meet their needs.
Our design consultations are intended to provide clients with transparent and dis-interested advice; we charge a flat fee and don’t work on commission so we don’t need to sell a project or inflate the brief beyond your budget. We often use these consultations to persuade clients to phase or reduce the scope of projects. Sometimes our most successful consultations eliminate the need for building work altogether.
We come to your home, discuss your requirements, how you use your space, and how you would like to use your space. We measure the existing and draw up scale drawings and sketch options for how you could adapt, personalise and optimise your space. We also give you an estimate of the cost and timescale for the work if you would like us to take the project further.
We offer project management in the pre-construction stages, where we generally act as lead consultants.
During the design stages our services include producing outline designs and refining these until you are happy. We attempt to exhaust all reasonable permutations in our fist phase of design work.
We then produce drawings suitable for Planning Applications and Building Control submissions. We liaise with the planners and building control to achieve consents as required, and we coordinate information from other consultants (we work with a tried and tested team of engineers, quantity surveyors, party wall surveyors etc).
For traditional procurement we produce detailed drawings and specifications required to obtain accurate quotes and manage the tender process. During the construction stages we administer a contract between you and the contractor, ensuring to the best of our ability that the project is completed to the level of quality specified, on time and to budget.
Generally we like to work with teams of builders we know well. However we are always happy to consider others.
Design & Build
We also offer design & build services and construction phase project management via our sister construction company Green & Teggin Projects Ltd. We are currenly expanding this to include retrofit co-ordination (energy efficiency, renewables).
