Design & Management
In addition to providing a basic brief and a fee quotation, we also like to offer an ideas or design consultation. We have come across many people who have regretted work that they have done to their property because they weren’t able to consider the wider picture or didn’t know what was possible. This consultation is intended to provide clients with initial direction without commitment or full design fees.
We come to your home, discuss your requirements, how you use your space, and how you would like to use your space. We take some measurements and draw up some indicative sketch options of how you could personalise and optimise your space. These sketches are to scale so we can add your furniture to give you an idea of how you could use the space. We also give you an estimate of the cost and timescale for the work if you would like us to take the project further.
The term project manager is often used to describe a builder who who manages subcontractors (i.e. doesn’t employ his own labour). We offer project management in the pre-construction stages.
We generally act as lead consultants. During the design stages this includes producing the outline design and refining this until you are happy, we then produce drawings suitable for Planning Applications and Building Control submissions. We liaise with the planners and building control to achieve consents as required, and we coordinate information from other consultants (we work with a tried and tested team of engineers, quantity surveyors, party wall surveyors etc).
During the tender stages we produce detailed drawings and specifications required to obtain accurate quotes and manage the tender process.
During the construction stages we administer a contract between you and the contractor, ensuring to the best of our ability that the project is completed to the level of quality specified, on time and to budget.
Generally we like to work with our well teams of builders we know well. However we are always happy to consider others.
